Damaged fascias, soffits and guttering leave your roofline open to rot, damp and pest entry. We replace and repair UPVC and timber roofline components on homes across Mildenhall and the surrounding villages, keeping water away from your walls and roof structure.

The fascias, soffits and guttering on your home do a straightforward but critical job: they carry rainwater away from your roof edge, protect the rafter feet from weather, and close off the gap between your roof and walls where birds and squirrels would otherwise nest. When any part of the roofline starts to fail, water tracks back behind the fascia board and into the wall or ceiling, causing damage that costs far more to fix than the roofline work itself.
Homes throughout Mildenhall and the surrounding area share the same problem: original timber rooflines that were installed decades ago and are now splitting, painting over, or have simply rotted through. UPVC replacement is now a common choice because it does not rot and needs no painting.
A full roofline replacement starts with removing the old guttering, then carefully stripping back the existing fascia boards without disturbing the roof covering or the tile edge. The rafter feet are checked at this point, and any that show rot or damage are treated or replaced before the new boards go on. This step is worth taking seriously because a new fascia fitted over a rotten rafter foot will fail prematurely.
Soffits are fitted into the channel on the rear of the fascia and sit flush against the wall. Ventilated soffits are used where the roof space needs airflow to prevent condensation build-up, which is particularly important on older properties with little or no loft insulation. The guttering is then fixed to the new fascia using the correct bracket spacing, typically no more than 600 mm apart, to prevent sagging under a heavy rain load.
A good gutter installation is not just about fixing brackets. The run must be set with a slight fall towards the downpipe, usually around 1 in 350, so water drains freely and does not pond and overflow. Downpipes are positioned to discharge cleanly into drains or water butts, and all joints are sealed to prevent dripping against the wall.
A common problem with older UPVC guttering is that the joints dry out and pull apart, especially on south-facing elevations where the material expands and contracts more than elsewhere. This shows up as a dark watermark or streak down the wall below a joint. Replacing the rubber seal in the union piece sometimes fixes it, but if the gutter channel itself has bowed or cracked, the section needs replacing.
UPVC fascias and soffits are the right choice for the vast majority of properties. They are available in white and a range of woodgrain foil finishes, so they can be matched to windows and doors without painting. The material does not absorb water, which means it will not rot, warp or blister in the way timber does over time.
Timber roofline components are still fitted on some properties where planning requirements or a building's character make it appropriate. Hardwood boards, if properly primed and painted before installation, can perform well, but they require ongoing maintenance that most homeowners are not in a position to keep up with. For most detached, semi-detached and terraced homes in Mildenhall and the surrounding area, UPVC is the practical and cost-effective answer.
Roofline work is carried out at height and requires scaffolding or a properly rated tower system. Using the right access equipment is not optional: an unsupported ladder leant against a plastic gutter will crack it, and working from an unstable platform at eaves height is a serious risk. A professional installer will have the right access set up before the work starts.
Beyond safety, the quality of a roofline installation is difficult to check once the scaffolding comes down. If gutter falls are not set correctly, or if fascia joints are left without the correct expansion gap, the problems appear months later, not immediately. Getting it right first time is considerably cheaper than revisiting it.
We survey the roofline before starting so you know exactly what needs replacing and what can be retained. Not every job requires a complete strip; sometimes only a run of guttering or a single fascia board has failed, and replacing just that section is the right call. We will tell you clearly what we find and what we recommend.
How long a roofline job takes depends on the size and complexity of the roofline. All old material is removed and taken away, and the work area around the property is cleared at the end of each day. We test the gutters with water before we leave to confirm the falls are correct and there are no leaks at joints or outlets.
We carry out roofline work across Mildenhall and regularly work in nearby towns and villages including Newmarket, Lakenheath and Soham. If you are in one of the surrounding villages, get in touch and we can confirm coverage for your area.
If your gutters are overflowing, your fascias look tired or you can see daylight through a soffit board, call us to arrange a roofline survey. We will give you a clear picture of what needs doing and a price before any work begins.
