Flat Roofing That Has to Work Hard

Flat roofs on garages, extensions and outbuildings need to cope with wet winters, hot summer spells and the constant cycle of expansion and contraction that comes with seasonal temperature change. The material you choose for the membrane has a direct effect on how well the roof handles all of that, and how much maintenance it will need over its life.

This page sets out the main systems available so you can go into any roofing conversation as an informed customer.

The Three Main Flat Roofing Systems

For residential flat roofs in the UK, three systems dominate: traditional mineral felt, torch-on (built-up) felt, and EPDM rubber membrane. Each has a different cost profile, lifespan and set of practical strengths and weaknesses.

Traditional Mineral Felt - the Budget Option

Traditional mineral felt is the material most people have on older garages. It is cold-applied in layers, relatively cheap and quick to install. That is where most of the advantages end.

Mineral felt becomes brittle as it ages. The bitumen dries out, surface cracks appear, and once water gets into those cracks it reaches the timber deck underneath. A typical mineral felt roof lasts around ten to fifteen years under normal conditions, sometimes less in exposed positions. Repairs are straightforward while the rest of the roof is still sound, but repeated patching of an old felt roof rarely makes economic sense.

  • Pros: low upfront cost, widely available, easy to patch in the short term
  • Cons: shortest lifespan of the three systems, becomes brittle with age, prone to blistering, not suitable as a long-term solution on a new installation

If a roofer is quoting you for traditional cold-applied felt on a new garage or extension roof today, it is worth asking whether a better-performing system would give you a lower whole-life cost.

Torch-on Felt (Built-up Felt) - the Mid-Range Choice

Torch-on felt uses layers of polymer-modified bitumen felt that are heat-welded together on site using a gas torch. The result is a bonded, multi-layer system that is significantly more durable than cold-applied mineral felt and handles thermal movement better because the bitumen remains flexible at lower temperatures.

A two-layer torch-on system is a reasonable upgrade for a garage roof or small extension. A three-layer system, with a glass-fibre base layer, a mid layer and a mineral-surfaced cap sheet, is a more robust choice for larger or more exposed areas.

  • Pros: better durability than traditional felt, good track record on domestic roofs, cost sits between felt and EPDM, straightforward for roofers to repair
  • Cons: still has seams and laps that can be a weak point if not correctly heat-welded, lifespan typically shorter than EPDM, requires a competent installer with the right equipment

Torch-on felt typically lasts fifteen to twenty-five years depending on the number of layers, the quality of installation and the level of maintenance. The cap sheet colour and finish affects heat absorption - lighter mineral surfaces reflect more heat, which can reduce the thermal stress on the membrane in summer.

EPDM Rubber Membrane - the Long-Life Option

EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane that has been used on commercial and industrial roofs for decades. Its use on domestic garage, extension and outbuilding roofs has grown steadily because it offers a long lifespan and a very different set of properties to felt-based systems.

EPDM is typically installed as a single sheet bonded directly to the deck. Fewer seams means fewer potential leak points. The rubber remains flexible across a wide temperature range, so it handles thermal movement without cracking in the way that aged bitumen felt does. It also resists UV degradation well, which is one of the main reasons manufacturers quote lifespans of several decades for correctly installed EPDM systems.

  • Pros: very long expected lifespan, minimal seams on smaller roofs, excellent UV and thermal movement resistance, low maintenance once installed, available in black or white finishes
  • Cons: higher upfront cost than felt systems, requires correct adhesive and edge detailing - poor installation reduces the lifespan significantly, less straightforward to repair if a large area is damaged

EPDM is generally the best whole-life-cost option for a new flat roof on a garage or extension where the owner intends to keep the building for many years. The higher installation cost is typically offset by a much longer period before replacement is needed.

What About the Roof Deck?

The membrane is only part of the picture. Whatever system goes on top, the timber deck beneath needs to be sound. A common problem on older flat roofs is a deck that has been allowed to become saturated over years of slow leakage. Wet, rotten deck boards do not hold fixings properly and will cause any new membrane to fail prematurely.

Before any membrane is installed, the deck should be inspected and any damaged or soft boards replaced. On a cold roof construction, the ventilation void between the deck and the ceiling below needs to be adequate to prevent condensation building up in the structure. On a warm roof construction, the insulation is placed above the deck, keeping it warm and reducing the risk of interstitial condensation.

If you are replacing an old flat roof, it is worth discussing with your roofer whether the existing construction type is right for your building, or whether switching from a cold roof to a warm roof build-up would improve the long-term performance.

How Much Does a Flat Roof Cost?

Flat roof costs in and around Waterbeach vary depending on the area of the roof, the system chosen, the deck condition and the complexity of the detailing at edges and flashings. As a general guide, torch-on felt typically falls in the range of £60-£90 per square metre installed, while EPDM runs from around £80-£120 per square metre installed. These are indicative figures and individual quotes will vary. A standard single-garage roof of around fifteen to twenty square metres therefore sits roughly in the £900-£2,400 range depending on system and deck condition.

Flat Roof Repairs in Waterbeach

Not every flat roof problem needs a full replacement. A blister, a lifted flashing, a cracked lap or a blocked outlet can often be repaired at a fraction of the cost of a new roof, provided the rest of the membrane is still sound. The key question to ask any roofer is whether the repair will last, or whether the condition of the wider roof means you will need to replace it within a few years anyway.

We carry out flat roof repairs as well as full installations across Waterbeach and the surrounding area. If you are not sure whether you need a repair or a replacement, call us and we can arrange to take a proper look before any decision is made.

Asking the Right Questions

When you speak to any roofer about a flat roof, there are a few things worth asking directly:

  • What system are you recommending and why is it right for this roof?
  • What is the condition of the deck and does any of it need replacing?
  • Is this a cold roof or warm roof construction, and is that appropriate for my building?
  • What falls are you forming to the outlets, and where will the water drain?
  • What does the price include - materials, deck work, disposal of old felt?

A roofer who can answer those questions clearly before starting work is one who knows what they are doing. Call us to arrange a survey and we will give you straight answers on all of them.
