Know the Warning Signs Before a Small Problem Becomes a Big One

Most serious roof damage starts as something minor that goes unnoticed for weeks or months. By the time water appears on a ceiling, it has often been tracking through the roof structure for some time, soaking into timbers and insulation well before it drips into a room. Catching the early signs is the most effective way to keep repair costs down.

A common problem is a single slipped or cracked tile. One displaced tile leaves the felt underlay exposed to UV light, which causes it to dry out and split. Once the underlay is compromised, any heavy rainfall can push water through. Replacing a slipped tile promptly is a straightforward job; replacing rotted rafters because the problem was left is not.

Warning Signs to Look Out For on Your Roof

  • Tiles or slates that have slipped downward or are visibly cracked from ground level
  • Missing mortar or crumbling pointing on a ridge, hip or verge
  • Lead flashing around a chimney stack or dormer that has lifted, cracked or pulled away from the brickwork
  • Dark staining on a chimney breast inside the house, which often indicates flashing failure rather than a blocked flue
  • Damp patches on upstairs ceilings or in the loft after rain, especially along the line of a chimney or valley
  • Felt or rubber membrane on a flat or garage roof that is bubbling, splitting or has visible standing water that will not drain
  • Moss or lichen growing heavily in one area, which can hold moisture against the tile surface and accelerate freeze-thaw damage
  • Gutters that overflow mid-section rather than at the downpipe, suggesting a sagging or cracked section, which in turn keeps the fascia and soffit wet and can wick moisture back under the roof edge

What Causes Roof Damage on Homes in This Area

Roof tiles and slates are bedded and pointed with mortar on the ridge and hip sections. Over many years, that mortar dries out, shrinks and eventually crumbles. Once the bedding fails, ridge tiles become loose and can shift in wind. A ridge tile that rocks will work its way free over a single winter, and when it lifts it exposes the joints between tiles beneath it to direct rainfall.

Lead flashing is the junction between the roof covering and a wall or chimney. It is typically secured by being tucked into a mortar joint (a process called pointing-in or wedging) and then dressed down over the tile surface. The joint at the top is sealed with mortar or a specialist compound. When that mortar shrinks or the lead itself work-hardens and cracks with repeated thermal expansion and contraction, rainwater channels straight down behind the flashing rather than over it. This is one of the more common causes of internal damp that homeowners wrongly attribute to rising damp or condensation.

Storm damage tends to cause sudden, obvious problems: a tile thrown from the roof, a section of felt stripped from a flat roof, or a chimney pot displaced. But storms also cause slow-developing damage by loosening fixings and disturbing pointing without removing anything entirely. A tile that has been lifted and set back down by wind may look fine from the ground but will no longer be properly interlocked with its neighbours and will admit water in the next prolonged downpour.

Flat and low-pitch felt roofs on garages and extensions have a finite lifespan. Standard three-layer built-up felt typically lasts 10-15 years before it begins to crack and blister. Once blistering starts, water can penetrate the top layer and become trapped between layers, which then freeze-thaws its way toward the deck below. EPDM rubber membranes perform better in this respect because the material stays flexible at low temperatures, but even a rubber roof can fail at seams or around outlets if not properly installed.

Chimney Repairs

Chimneys take the most punishment of any part of a roof. They project above the roof line, catch wind from every direction and are subject to thermal movement from the flue as well as from external temperature changes. The mortar between bricks (the pointing) can erode significantly over 20-30 years, allowing water into the brickwork. In a frost, that water expands and accelerates spalling of the brick face.

A full chimney repair typically involves repointing the stack, re-bedding the flashing, replacing a cracked chimney pot and, if needed, re-rendering or re-haunching the flaunching (the sloped mortar collar around the pot base). Each of these elements can fail independently, so a proper inspection should look at all of them before deciding what work is needed.

What a Proper Roof Repair Involves

Access is the starting point for any repair. Most work on pitched roofs requires a scaffold or tower; working from a ladder is not safe or effective for anything beyond the most minor inspection. Be cautious of any roofer who quotes for significant work without getting onto the roof properly first, as the visible damage from ground level is rarely the whole picture.

A good repair job uses materials that match the existing roof covering as closely as possible. On a clay or concrete tile roof, matching the profile and colour matters not just aesthetically but because a poor match can create gaps in the interlocking pattern. On a natural slate roof, new slates should be sourced to match the thickness and texture of the originals where possible, as mixing incompatible slates can cause uneven weathering.

For flat roofs, any repair should address the underlying cause of failure, not just the surface symptom. Patching over a blister without removing the trapped moisture beneath it rarely lasts. In many cases where felt has deteriorated across a significant area, a full re-covering is more cost-effective than repeated patch repairs.

Roof Repair Costs - What to Expect

A straightforward slipped tile or minor repointing job might cost £100-£300. Lead flashing repairs around a chimney typically fall in the range of £200-£600 depending on the extent of the work and the amount of lead required. A full flat roof re-cover on a single garage using EPDM rubber might cost £800-£1,500. Chimney repointing and repointing of the flaunching around the pot might run to £400-£900. These are typical UK ranges and will vary with access requirements and the specific condition of the roof.
